This one’s a meaningful one for me! Congrats to my friends for securing the hottest launch of the year, Rivelle Tampines!

Our journey initially started from viewing a couple of resale properties in the East side. After comparing their options and entry prices we decided to give EC a shot as the resale options was either too old or the price gap was not far from Rivelle.

First hurdle was appealing to HDB for their income ceiling, second hurdle was a good ballot number! Luckily for us we were also in the first timer queue!

Rivelle’s pricing was really a no brainer with Pinery transacting 600-700psf higher for a same sized unit! Huat kueh!!!! 🍍🍍 I’ll be waiting for your housewarming 🤩

My journey started July 2024 which I posted once a week for YouTube content, it took me about 1 year 10 months to reach 1k subs.

I can still remember when I first started, I was recording with a webcam, virtual background and bad flickering in the background too. I did it in the living room of my 1 bedroom apartment. Had to ask my wife to hide in the room while I was recording 🤣 at least now I got some upgrades in!

This journey was a grind, it taught me many lessons and forced me to learn a lot about social media and content strategy. With no proven track record yet, I was shooting my own videos and editing by myself too.

Starting a YouTube channel in 2024 was also considered quite late to the game since there was as already a lot more established names in the market.

My first few videos barely had any views, imagine pouring 3-4 days of research into a video just to get less than 10 views. And there wasn’t AI back then, it wasn’t so easy to create content as well.

Till today, there’s still a lot of things that I am experimenting on, there seems to be always something new to learn or test on. But once you stop trying new things, eventually you’ll fall behind.

Am very grateful to have embarked on this journey and honestly didn’t expect the results that having a YouTube channel can give me 🙏🏻 even my loved ones also didn’t expect me of all people to have my own audience 🤣

Thankful for all the things to fall into place and all the guidance I’ve had so far! Onto the next milestone!

Comparing with the nearby resale in terms of site plans, layouts and prices, we were very clear in our choice units and which ones had a stronger advantage!

Grateful for the opportunity and trust to serve Mr & Mrs L for their investment purchase at Penrith! And for Mr J for his own stay purchase at Faber Residence! Was epic also for Mr J as he was doing booking while trekking at a safari in Indonesia 🤣, I guess if you are well prepared then going on holiday also no issue!

My first platinum award and no.150 out of 14000 agents! Really thankful for all the opportunities and trust from all my clients!

When I first joined this industry, I never would’ve thought one day I am able to get this award. I’ve always seen others achieving it and it feels so far away. This award really means a lot to me and a testament to how far I’ve come in the industry.

This year is a year of many firsts, from getting married to getting my own place. With all the new responsibilities, I can’t stay in my comfort zone, I wanted to give my loved ones what they deserve.

The months leading up to November was extremely stressful, there were even months with $0 income. Only my wife knows what happens behind the scenes, how many late nights I’ve endured and how many date nights we’ve sacrificed. Thank you for understanding and being my pillar of support!

When I first joined this industry, I never would’ve thought one day I am able to get this award. I’ve always seen others achieving it and it feels so far away. This award really means a lot to me and a testament to how far I’ve come in the industry.

This year is a year of many firsts, from getting married to getting my own place. With all the new responsibilities, I can’t stay in my comfort zone, I wanted to give my loved ones what they deserve.

The months leading up to November was extremely stressful, there were even months with $0 income. Only my wife knows what happens behind the scenes, how many late nights I’ve endured and how many date nights we’ve sacrificed. Thank you for understanding and being my pillar of support!

To my bosses Edmund, Cindior and Joe for all the guidance along the way! The trainings by MLD and company level also helped me a lot this year!

Happy that my client is part of this historical Emerald Of Katong launch! We initially had a not as ideal ballot number for Chuan Park, and at our turn, the remainder units was still within budget but my client had to borrow money to make the downpayment.

She asked me what I would do I were her. I told her to walk away and seek for the next opportunity. Borrowing monies for downpayment is always a bad strategy as you don’t have the holding power in case something unforeseen happens.

Together with my analysis for the safe entry price, there was not much potential profits to be gained, we decided to wait for our Emerald Of Katong ballot!

With some luck and my research for Tanjong Katong condos, we had a very clear plan for what was our max and walk away price. The plan was simple.

Congrats to my buyer for securing a unit at 24xx PSF for Katong area! The time difference between Saudi and Singapore was brutal 🤣 Time to wait for 2028 and let the market and time do it’s thing!
